About This Property

An outstanding commercial livestock holding centred upon a detached farmhouse (AOC) enjoying breath-taking views together with a modern range of outbuildings and 300 acres of pasture and arable land.

Higher Sminhays Farm comes to the market following the vendors decision to return to the family farmstead. The current owners purchased the property in 2005 and constructed the farmhouse in 2011. The holding now provides an excellent commercial livestock unit situated in the heart of the Brendon Hills with uncontested views over the Bristol Channel and surrounding countryside.

Designed by the current owners, the house is carefully thought out to offer open plan accommodation perfect for modern day living. The accommodation is arranged over two floors and briefly comprises an entrance porch which leads to a fabulous kitchen/breakfast room with range of modern units, AGA and island. A set of French doors lead to an Oak framed garden room enjoying fantastic far reaching views. Also on this floor is a dual aspect living room with an open fireplace with inset log burning stove, rear hall and shower room. On the first floor are four double bedrooms all of which have built in wardrobes and a family bathroom.

The Farm Buildings
Situated to the west of the farmhouse is a superb range of modern farm buildings, conveniently grouped around either concreted or hardened yard areas and suited to a variety of mixed farming enterprises. They comprise:-

The Farm Land
Higher Sminhays Farm is without doubt one of the most productive stock farms within the Brendon Hills. The land is predominantly level and although ideally suited to grassland production, it has in the past grown rotational crops of cereals, swedes and seed potatoes. The enclosures are of a convenient size, well fenced, watered and accessible. It is an efficient and productive unit, ideally suited to mixed farming purposes but with alternative potential.

In total, the holding extends to about 299.12 acres (121.04 ha’s) as shaded pink on the identification plan.

Higher Sminhays Farm occupies an enviable position at the end of a 200m driveway surrounded by its own land and enjoying complete privacy and seclusion. The Brendon Hills are situated within Exmoor National Park and the property enjoys excellent road access to the B3224. Taunton lies to the east and to the west are the moors and wooded valleys of Exmoor. Wimbleball Lake is only a short drive away, an excellent location to enjoy sailing and fishing. Wheddon Cross is approximately 6 miles to the west which hosts pre-school and primary school, general stores incorporating post office and fuel station. A public house and church is in adjacent Cutcombe. The larger town of Dulverton is 9 miles away and offers a variety of shops together with a post office, chemists, doctors, dentists and veterinary surgery, library, primary and middle schools are also present.

The county town of Taunton lies approximately 18 miles to the east which hosts an extensive range of retail, commercial, scholastic and leisure facilities with access to the M5 and mainline rail stations to London Paddington. There are in addition three independent schools and Somerset County Cricket Ground. At junction 24 of the M5 is Sedgemoor Auction Centre, one of the largest livestock markets in Europe.

The property is approached over a long private driveway through an attractive set of stone pillars and forks where it meets the house and farm buildings. The right hand fork leads to the house where there is a large gravelled car parking and turning area for several vehicles enclosed within attractive well-maintained flower beds and banks with sleeper retaining walls. Here access can be gained to the detached double garage of rendered block elevations beneath a slate roof with utility and WC installed to the rear. A pedestrian gate to the side leads to the front gardens which are predominantly lawned and enclosed with attractive Exmoor stone walling and established floral borders. A set of steps lead down to a further lawned area where gates open to the adjoining field. The gardens and grounds are a real selling point of this property and enjoy far reaching views over the Bristol Channel towards South Wales, Quantock Hills and the unspoiled open countryside of West Somerset.
